Read the names on the notice. Guess who opened the door and ask by name: "Are you Maria?" Two names could fit: "Are you Maria or Dana?"
Hand it over. "I'm with Serve It Legal. I have a notice for you."
Assume they live there. Hand it over, say who it is for and ask their name. No need to ask if they live there.
Be skeptical. People say it to dodge a notice. Keep it, log their exact words and what you saw, and call Randy.
Ask for an adult first. No adult home: hand it over. Only ask their age if they could be 12 or 13, and log the age they give.
Never leave it. Stay on the doorstep. Come back when an adult is home.
Hand it over anyway. Log "refused name" and a full description.
Tell them what it is, set it down in front of them, leave. Write down the exact words. Never throw it or push it through a door.
Ask when, and get the name of the person telling you. Log it and call Randy.
Ask by name. If they say they are the tenant and tell you where to leave it (under the mat, in the door, in the mailbox), leave it there and mark it personal service. Take a photo of it. In your notes write "by doorbell camera," the name they gave, their words and the time.
Keep it and come back at a different time.
Car, lights, TV, dog, toys, trash, packages. Do not post. Log what you saw and come back on a different day or time of day.
After 3 tries, mark it "occupied, no answer" and turn it in. The office mails it.
Post it on the front door. Photo of the notice on the door and of the house number. Write why you know it is vacant.
Treat it as lived in. Do not post.
Say "Understood." Go back to the street. Log the time and their words. The attempt still counts.
Take a photo of the sign and call before going in.
Show your ID and ask politely. If refused, get the guard's name and the time, then call.
Do not open it, climb it or follow a resident in. Try the buzzer. Photo it and log the attempt.
Stay out of the yard. Mark the stop "unsafe" and take a photo from the street.
No attempts outside those hours.
Stay on the doorstep, every time.
Leave right away. 911 if anyone is in danger. Then call Randy.
Do not struggle or touch anyone. Leave and report it the same day.
Stay calm. Show your ID. "I'm with Serve It Legal, delivering a notice." Do what the officer says. Call Randy after.
"No. I'm with Serve It Legal." Never let anyone think you are an officer.
"I can't give legal advice. The phone number is on the notice."
Do not argue. Still deliver it. "Please call the number on the notice."
Do not take any money or any promise to pay.
"I have a delivery for [name]." Never say what the notice is about.
Do not deliver to friends, family or anyone you have history with. Hand the job back.
Keep the notice. Photo what you found.
Keep the notice. Get the name of the person telling you and log it.
You carry one copy per name. Hand each person their own. One resident 13 or older can take the copies for the others. Log each copy on its own.
Report it right away. Never rewrite one and never throw one away.
Say so the same day. The batch has a 7-day window and someone else may need to cover.
Get safe first. 911 if needed. Keep the notices out of sight and locked up.
Write the time, address and what happened on paper at the stop. Enter it later exactly as written.
Tell Randy before your statement is signed. Fixing it costs nothing.
Do not sign for it, and do not let anyone else deliver your notices.
